What we do for owners....
The 'Administrative Services' we provide to a Body Corporate are detailed in our Agreement with the Body Corporate, and typically would include:
Calling of nominations for executive and ordinary Committee positions
Preparing draft budgets for the Committee in preparation for the AGM
Convening and attending the Annual General Meeting of the Body Corporate and preparing
and forwarding minutes of the meeting
Preparing and forwarding the financial statements for the AGM and at other times
as required by the Committee
Convening Committee meetings as required and preparing and forwarding minutes
of those meetings
Preparing and forwarding Administrative fund and Sinking fund Levy contribution
notices
Receipting, banking and accounting for monies paid to the Body Corporate
Actioning arrears and debtors and attending to any associated legal issues
Reconciling the bank statements
Paying Body Corporate accounts, including any salaries and wages
Attending to the Income Taxation reporting obligations of the Body Corporate
Keeping of Body Corporate accounting records
Attending to the BAS reporting obligations of the Body Corporate
Attending to matters concerning amendments to By-Laws, including correspondence
incidental to these matters
Attending to matters concerning breaches of By-laws, including correspondence
incidental to these matters
Attending to inward and outward correspondence relating to Body Corporate matters
Maintaining the Body Corporate roll
Maintaining the Register of Assets
Maintaining the Register of Engagements and Authorisations
Maintaining the Register of Authorisations affecting Common Property
Maintaining the Register of Allocations under Exclusive Use By-laws
Attending to the execution of Body Corporate Agreements and documents and affixing
the common seal
Attending to Body Corporate insurances and renewal of those insurance policies
Attending to claims on Body Corporate insurance
Liaising with Committee members and Owners on matters related to the above.
How we do it....
We work with the Committee of the Body Corporate to assist them in achieving their
aims.
We guide and advise the Committee in matters relating to the legislation and their
obligations.
We look after the interests of all Owners and ensure that all Owners are treated
fairly and equally.
We ensure our staff have the training and resources to be able to fulfill our
obligations and promises.
What we charge....
Our basic fees and rates for disbursements are typical for the industry and detailed
fully in our Agreement with the Body Corporate.
When considering a new manager,
our advice is to place most emphasis on the quality of service the manager is
likely to deliver rather than detailed comparisons of disbursement costs. From
our experience, a Body Corporate becomes disenchanted with their manager and seeks
to appoint a new manager because of poor service and advice - not because they
charged more for outgoings!
